Covenant 16 Amendment Passes!
The amendment to Covenant 16 to allow FFA/4H project animals in Blumenau has passed with 116 votes for and 41 votes against. You can see the official voting results with additional details in this PDF document. An updated copy of the revised Covenants document can be found here.
Please see the new page for FFA/4H that details applicable rules and has links to the forms needed to be in compliance with the new 16A covenant paragraph and guidelines for project approval.
Congratulations to everyone who worked to bring this to an official vote with a clearly-expressed majority of eligible voters!
Fire Ban in Place, Custer County
Please be aware of the extreme fire danger we face due to the very dry winter and spring seasons we’ve had.
In response, Custer County Commissioners have extended a Stage II Fire Restriction well into June (and maybe more, depending on incoming moisture levels). You can watch current fire conditions and restrictions at this Custer County Office of Emergency Management page.
Fire safety must be your personal responsibility. Some areas of Blumenau have limited road access, so you should establish multiple escape routes if possible in case of fire.

Meeting Announcement, 09 November, Water Meter Reminder, Policies
Open board meeting, Thursday, November 9th at 6:30PM, at “The Back Room on 2nd Street” located in the Porth Building.

Although Blumenau HOA pre-dates the required participation of the Colorado Common Interest Ownership Act (required for all HOAs formed after 1992 – Blumenau HOA was formed in the 1970s), the Board of Directors is working to adopt many of the recommended uniform and systematic policies and procedures as prescribed in the Act. The recommended “Conduct of Meeting Policy and Procedure” is linked and will be adhered to at the November 9th meeting.

Also, it’s that time again – meter reading time! If you have a well on your lot, keep an eye out for the upcoming bulk email with instructions. Sometimes bulk emails get lost in cyberspace, so if you don’t find your email, or if you simply want to get a head start, head on over to the page entitled “Water Reporting” and follow the instructions. Super simple!

The primary purpose of this meeting is to address the FFA/4H Project Committee progress, as this is not a regularly-scheduled quarterly meeting of the board. As such, only brief reports will be received for the other agenda items.

2017 Annual Meeting Minutes Posted
The minutes for the 2017 annual meeting have now been posted after being approved during last night’s board meeting. You can find a link to download them on our Annual Documents page.
Here’s a note from our Secretary, Bonnie:
Several of our homeowners were at the annual meeting on July 22nd. Probably all would agree it was a rough meeting with what appeared to be an obvious rift between two sides—those for FFA/4H projects and assumedly those against. When the new Board of Directors was elected, it comprised homeowners from what was assumed to be both sides. Everyone braced for a potentially volatile year.
The newly-appointed head of the FFA/4H committee—also a newly-appointed BOD member—graciously opened their home for a BOD meet-and-greet.
Simply said, we all came away not with trepidation, but with trust and hope and even friendship. Both sides discovered there wasn’t the offense that was assumed, that each had been misunderstood, and apologies and understanding was given from both “sides”, effectively erasing the sides and creating a BOD very eager and willing to move forward into an eventful year.
The BOD met last night and the new relationships held. Minutes of the annual meeting were read, which include several additional insights to address concerns raised at the annual meeting. The BOD, confirming the line for “sides” was erased, immediately and unanimously approved the minutes.
We are working together to create a policy and procedures document to help clarify both what and how we will proceed with several aspects of the HOA responsibilities.
